Start with the structure, because Arkansas is unusual

ADFA's assistance is a second mortgage matching the first mortgage with a 10-year term. Matching means the same rate. Ten years means it amortises. It has a monthly payment.

That is not how Oklahoma works, and not how the forgivable-second states work. If you have been told how assistance works by someone who bought elsewhere, assume it does not transfer. The detail.

Step 3 — work out the assistance amount

$1,000 to $15,000, determined on the file rather than published per county. And in Arkansas specifically, more is not automatically better: the second carries a payment that counts in your debt ratios, so taking more than you need costs you both monthly cost and borrowing capacity. What is the first thing to check for Arkansas assistance?

Whether the first-time buyer requirement applies to you at all. There are three routes past it: veterans and spouses of veterans are exempt statewide, thirty named counties waive it for everyone, and the Move-Up programme has no such requirement.

Should I take as much ADFA assistance as possible?

Generally no. Because the Arkansas second carries a monthly payment that counts in your debt-to-income ratio, taking more than the purchase requires both increases your monthly cost and reduces the first mortgage you can qualify for.
